Yes, I've heard it explained that a seller needs to clear enough space and de-personalize so that the prospective buyer can mentally move their things and furniture into your home. Your home should be very appealing in any case!

I understand you moving Wille.. but to be honest the kind of depersonalising estate agents mean is 700 photos of your children and grandchildren on every wall and surface in the house.
After 15 years in the industry I have seen pretty much everything, and you would be amazed at what some people think is an acceptably presented home... or maybe you wouldn't. ;o)
Your's is immaculate and neutral. Believe me when I say it is an estate agents dream. :o)

As Jo said - your house is already clean and neat in that respect! Our apartment, on the other hand...needs to be both decluttered and depersonalized. Especially the library - not many people like lots of dark colours and candlesticks and deer skulls.

Utan att vara i branschen ;-) tycker jag ändå det verkar ha svängt något. För några år sedan var byggde stylingen inför försäljning på att tokrensa och göra hemmet väldigt "tomt". Kollar man exempelvis på Alvhems mäkleri i Göteborg så gå de åt helt andra hållet. Öser på med mer personliga saker. Istället för att sälja ett tomt skal vill man sälja en "livsstil". Det är inte längre tomt på köksbänken. Nu vet jag inte om det endast gäller Alvhems bilder, de kanske rensar inför själva visningen.

Jag har svårt att tro att ni får bekymmer med försäljning. Läget i NÄ är ju mycket attraktivt, hemmet är renoverat och välskött in i minsta detalj, det är inga galna tapeter eller färger eller mattor. Dessutom är det ju ett kändishem :-) . Jag skulle låta foton och andra personliga saker vara kvar vid visning. Det lite komiska i ditt fall är nog att många säkert tror att ni tagit hjälp av en superstylist inför försäljning... men ert hem är ju så redan från början!

Lycka till med allt. Jag förstår att ni säkert har många blandade känslor. Å ena sidan blir det säkert härligt att börja om från scratch med ett hus som bara är ert. Å andra sidan är det få områden som slår NÄ.

wonderful poster! i really enjoyed staging our flat to sell it. it helped that we'd moved out though, i could never have kept it like that when i was living it in with small children! one trick i used was to have a florist prepare the plants on my deck so they looked amazing, as well as bringing a glass vase to the shop so they could create a centerpiece right it in - they wrapped a large leaf round the inside of the glass, stunning! then i'd keep the vase of flowers in the fridge until it was time to show the place. i also laid out my tea tray when folks were coming through. I find that interesting because it has never bothered me that there´s personal things in a home I´m looking at eventually buying. It´s like I don´t see furniture or photos - but I´ve heard many say that you shouldn´t have it so I guess I´ll follow that advice if we sell. :-)

I've been looking at pictures of apartments for sale quite a lot recently and it does put me off when I see clutter, mess, or just the kind of aesthetic that I don't care about. However, that is not the case with your house!

When my house was up for sale a few years ago both my husband and me drove around with some clutter in the boot of our cars. He had some items we removed from our pantry to make it look more spacious and I had the little bits and bobs from our hallway like raincoats and such.

And I totally agree with previous posters, your house looks nice as it is.

Oh Judith, I'm so nervous. We're bidding right now and I'm sick to my stomach... What was your bidding experience like when you bought your new place?

I agree with everybody else that your house is perfect as it is.

I love the poster too. However... I think that some men might take it a bit personally when they were actually using the bathroom : ) Perhaps the message is not so direct if it isn't written in your mother tongue?

WOW! That was quick - you sure have good luck in finding the right house right away. Keep a cool head, don't worry. You're already in such control of things so there's no danger of bidding too high and putting yourself in a bind. Ultimately you'll either win the bidding or somebody will outbid you and you'll start over trying to get another house.

We had been outbid on a few houses before this one and were sick of it, but this time it just worked out. We actually went all militant on them and got them to show us the house before the public showing, and we let them know that we were prepared to give them a great price. One hint a realtor gave us once, which we actually did this time, was to do unexpected things during the bidding like on some of your bidding turns add weird amounts like 10,095kr instead of just 10,000.

Oh, I hope you do win the bidding! I guess it won't be too long till you know. How exciting - good luck!

That's a great tip! I'll try and use that to confuse the others :).
I'm lucky to have Anne in my corner so everytime I get outbid I pick up the phone and call her to get new instructions. My own realtor has been a huge help to, reading all the documents that come with a buy amnd he's also given me great advice. Fingers crossed!

As for properties selling before the viewing, it's so annoying! We were supposed to view another place (that we were much less interested in) also on Sunday but that house sold on Saturday. I did actually call the realtor for this house the week before to make sure she would include me in a bid for this one so I wouldn't miss out.

I know, it is annoying (and I guess a tad unethical?) when people jump the bidding process, and that had happened to us too. I debated over whether to tell you we attempted that :). But as it turned out, these sellers decided to have the public showing anyway and we won the bidding the old-fashioned way. I guess in the end though, it's up to the seller and if they think the early bid is a good deal they're welcome to accept it since their goal in the first place is to get a good price.

It sounds like you have some good support people in your corner. I'm crossing my fingers too!

Thinking of you and Willie - I think a quick link to your blog on your house specification would have people rushing into a bidding war!

It seems so backward to try to buy before you sell - in the UK no-one will take you seriously as a buyer until you have sold yours. We were all set to go when the 'people' (if I can stretch the definition that far) decided they didn't want to move at all! We had spent over £1k on surveys and legal fees before this! Anything to make it all less stressful and risky gets my vote xx

I think it is true that you need to depersonalize a home. I also see othe rpeople more than I would see myself.

I wouldn't mind to enter my future home (or maybe home to be) and see some personal photos on the walls. It would only give me idea how to make my own home more cosy once I am in.
Please let your personality sell the house as fast as possible.
